First time home buyer SFR House Hack - Am I getting a good deal?

I am in the process of purchasing a home (3BR, 2BA) in a great location in Baltimore. It's a SFR and my plan is to house hack by renting out the other 2 bedrooms. My mortgage PITI + PMI will be about 1750. Most 3BR homes in the area sell for 300k+, so I feel like I'm getting a good deal and saving money, but I want to be sure. The house is fairly recently renovated and in good shape. I plan on adding a 3rd 3/4 bath in the basement and renting out the two BRs for $800/$850 each. How do I know for sure if I'm getting a good deal/making the right move? I currently pay rent a block away at $750/mo.
