House Hacking + Turn Key Investing?

Doing as much research as I can, but I think that long term, a solid Turn Key is more of the approach I want to take with real estate investing. I know that Memphis Invest is now in the Dallas market where I am currently located, and I haven't found much bad when it comes to that group. Coming up with a down payment will be by far my biggest hurdle to entering the real estate market. While I do plan to call and talk to them directly, does anyone know if you could possibly "House Hack" a Turn Key property you are buying by finding a small multifamily property? Am I able to use a FHA Loan and save on my own personal rent expenditures while using the hands off approach of a Turn Key?

What are some of the numbers in Dallas. I thought you could not cashflow post 2014 there?
