Worth the wait or move on

Hi there BP, Still trying to get our first deal and some unfortunate circumstances have led to a few deals falling through. We now have a duplex under contract in a great location, but there are existing leases that we would need to honor until November 2017. The concern is the existing leases are under market rent and we would only be cash flow positive $37 and a 1.69% CoC ROI. The upside is once the leases expire we could put in minimal TLC and rent at rates that would likely yield over $400 per month. The location is very stable and growing, so the property itself will increase in value, especially with some rehab. So we have the option to flip it as well. For our first deal, worth the wait or move on to the next one with more wiggle room?!? Thanks!!
