Advice for investors in the MD/DC area

Greetings all,

I graduated college last year and have been working full time since graduation. I have been saving money with real estate investment in the back of my mind. I've come to that time where I would like to start aggressively investing in rental properties and wanted advice on how I can get started. Primarily, if someone can give me guidance on how they started i.e. how'd you pay for your first property. I've considered applying for an FHA loan and buying a home for myself and house hack.

Please let me know if there are great suggestions for an individual starting out in the MD/DC area
