Doing my first showings to prospective tenants

Hey Bigger pockets what's up! So I bought my first property (closed yesterday) it's 2 unit side by side double 3 Br each. I listed the vacant unit yesterday afternoon and within 24 hours have had 100 views according to Zillow and have had 7 people contact me about the listing . I already scheduled 3 showings in the next couple of days. Truth be told I'm just kind of venting here but I'm very nervous about the showings not about the property but just about my people skills. Any advice on what to expect or what kind of questions I should ask and how to answer questions??? As of now I've kind of been playing the property Manager role as opposed to flat out telling people I'm the landlord because I feel that I come off as being too friendly. I know I'm just venting but if anyone has any advice feel free to comment lol
