Buying my 1st 4 plex Thanks guys!! Advice**?

Josh and Brandon, Thank you so much for what you do. I have wanted to be a Real Estate Investor since I was 12 years old, when I realized the connection between my aunts job as a Real Estate Agent and the game of Monopoly. My goal was to buy 6 houses by age 36 (I`m 31). Long story short I have paid for one of the top Guru`s to teach me how to "Flip Houses" while I learned a lot, I never fully learned how to put the deals together. I have been a big fan of yours` for about 6 months now and have learned more from the 2 of you then I paid so much money to learn. You guys show how to put the missing pieces together. Currently I own a home I bought when I was 18 (Currently a Rental Property). I`m utilizing Brandon`s BRRRR Strategy and buying my 1st 4 plex. The Greatest thing is I`m pulling out about $25,000 on my 1st place and the interest difference in so much lower now my payment drops $30.00. The property rented nets conservatively $250.00/M. I`m buying an FHA 4 plex in my local area of Phoenix AZ, where I am a lic. Realtor. I am as you guys say "House Hacking" my 1st 1-2 years, so I only have to pay %3.5 Down. Running my numbers on an Extremely conservative scale, I should net at least $600.00/Month. I am looking for any advice that you can give me while purchasing this property. Any questions that you didn`t think to ask that you wish you would have before you got started buying? PS. Guys thank you for this I couldn`t have even got this far without you, I`m a single mom of 4 trying to show my kids you can make it no matter what.
