Smaller investors free web rental property accounting software

Having looked around I am wondering if anyone has hit upon a free or reasonably priced cloud based rental property software. TrueRent PendoRent are ok to some degree but still on learning curve.  They do cover most needs however but once you break a fairly low number of units the cost start to add up.  

Just wondering if for the small to medium unit #'s investor (0 to 25) is there a clear winner in both software features and price.
