Build vs. buy rental model questions

I am looming to build rental properties vs. buying existing properties.  Given that, are there financial tools for that (with benchmark metrics/costs) I can use to estimate evaluate opportunities?  And are there areas (articles, videos, etc.) of BP that you recommend  I start with that would be helpful?
