Preparing for the Charleston, SC market.
My name is Marc and my wife's name is Carlyn. We are relocating to Charleston, SC this fall. We are currently building a house in Johns Island for us to live in but am very serious about getting our feet wet in the local markey once we arrive. We lived in Hanahan, SC about 5 years ago and are pretty familiar with the area. Since we have been gone the market seems to have gotten very strong and we see lots of potential. In hindsight, we should have invested back then.
With that said, we have essentially zero experience when is comes to investing in property. Up until this purchase, we have been renters our entire lives. I am active duty military and we used our VA loan for our residential purchase. We just had out first child and my wife plans on working from home full time to get us going and I will be involved as much as possible. Since we are not moving until November we plan on utilizing all of BP's resources to prepare us until then.
We will not have much money to start out with (maybe a couple thousand) but from what ive been reading it should be feasible to get cash flow without much out of pocket.
Ideally we would like to follow the "3year/30 unit" model. We do not plan on house hacking. We are looking for other multiplex units to generate cash flow.
In the next 6 months we will continue to utilize all the resources available on BP, specially those of you with experience in the Charleston area. Any advice on how to find properties, how to finance, local contractors, and most importantly...what NOT to do, would be greatly appreciated. The success stories we have read are truly remarkable, but the unsuccessful horror stories seem to be just as important. Thank you all for reading and we are very eager to start!
