Need step by step guide

I am a general contractor currently located in New Orleans, LA. I have all the resources to renovate homes, I just do not know enough about the purchase and selling aspects. Im looking for some recomendations on a book maybe that lists step by step the process involved and costs associated. I have purchsed a few books but they are obviously created to make people buy the book because none of the numbers will work in a real life scenario at least from the construction cost aspect that I understand. I would also love any insight on the market here in New Orleans, there is so much to do here but nothing is really happening? I have access to 150 - 200 k to start working with an investors capital wich I am attempting to gurantee them 20% on their money over the year. Looking for input on best strategy? Buy cash and renovate? Buy with money down and finance the rest? I dont know the best way to go about this. I do know Im trying to fix and sell the properties fast, I do not want to be a landlord. Any insight greatly apperciated.
