help with wholeselling

good morning my name is John Harris I'm looking for help, guidance, tips to get me started into wholesaling, I took a big step in my life to go into realistate made a $197.00 investment to fortune builder and took the three day course it was overwhelming to me and all I was doing is taking notes so I realize I wanted to take wholesaling but the course was real expensive so I left on my own trying to search so I discover biggerpocket to anyone whose experience with wholeselling what's my fisrt step on getting started

Full disclosure, I am a newbie and have yet to make a real estate deal but I have just sent out my first direct mail and have a couple of appointments set up with potential sellers.

First thing I would do is start driving for dollars.  Found all of the properties I mailed to through driving for dollars (around 200) and looking for run down properties in the area. I have received about 8 calls back and a couple of emails and two of these are pretty promising and could turn into deals for me hopefully soon. 

1. Begin building a list of houses you want to mail by driving your area.

2. Send hand written hand, hand addressed letters to these homeowners. (research owner contact information through local county tax assessor website).

3. Wait for the calls to come in and begin making appointments with potential sellers.
