Please Give Me Advice

Ok,

I am looking to get into the investment market out here in Tx. Not sure what i wanna do yet but looking at many options. A friend of mine created his own program that he sells for $1650. It Comes with 20 hours of instruction and alot of other things. His mentoring costs 1100 an hour apparently too.

Now here is my question. Whats your best opinion on how to get a base knowledge of this profession? Im not looking to be told every secret and strategy, i am just trying to get started.

Ok now another option he gave me was for the first 6 years i do a 50/50 split with him or the first 55 houses. So im trying to see if that is just ridiculous or actually worth doing. Potentially he will make $250,000 to teach me.

Im looking into other things but just not sure what to do. Anyways any advice would be nice. Thx for your time

As they say, with friends like that, who needs enemies. A friend, a true friend, would mentor your through a deal with no charge at all. A true friend would share his knowledge and materials for free.

This person is not a friend. They are trying to sell you something. That's OK, lots of real estate gurus do. But the rates you suggest are outrageous. $1000 for a set of "home study material" from someone with a proven track record (does this really apply to any guru?) and good quality material would be the norm. Taking a percentage of a deal is not unusual. But more like 50% profit split for ONE deal. 55 deals or six years? He's lost his mind? $1100/hour for mentoring? No freaking way. A lawyer, who's verifibly been to school and passed the bar and will stand behind his work will charge only a fraction of that price.

You're being ripped off by a con man.
