First Multifamily Naples FL

I am new to the biggerpockets forum currently looking to expand our business into multifamily commercial buildings in Naples Florida. Looking for some advice on the C unit and tenant market in the area. It seems to be mostly Hispanic with at least one whole family to the unit. Does anyone have any experience with these types of buildings or tenants? Looking to collect as much information as possible on everything from repairs as a % of rental income to vacancies to tenant screening.
