Guidance in Wholesaling Please

I am a newbie to this real estate stuff. I am really interested in Wholesale and Fix and Flip and eventually becoming a landlord.. But very specifically right now I am needing some guidance on finding good wholesale deals and what the paperwork needs to include i.e clauses in the contract. Any help is greatly appreciated

Are u aware about your market. Do u know what areas investors are looking to buy in. These are the investors u will be wholesaling to. So it starts there. Befriend a real estate agent and hv them give u a list of where all the houses that sold for cash hv been in the last 90days to 6months. Then u can also ask the agent to give u a list of non owner occupied houses in those areas. And send mail out to them. That's a start!
