What are the top 5 questions I should ask a seller?

Hey there everyone! 

I'm just starting out in the real estate wholesaling scene and I've seen some properties in my searches that have some promise, at least to my inexperienced eye. But pictures of the property aside, what questions should I be asking the seller when I call them besides "Is the property still for sale" and "What is your reason for selling the property"?
