HVAC / Plumbing *First time*

When you are evaluating properties....

1) HVAC - What are some red flags when it comes to HVACs? What are the best kinds? What are the worst? For instance, one house we are considering has a swamp AC unit that is less than three years old. 

2) PLUMBING - What are some red flags when it comes to plumbing? What are the best types of plumbing? What is ideal? For example, one house we are considering has galvanized, copper, PVC (PEX).
