I'm unsure of what direction to take

 I'm new to this but have studied a variety of money making strategies in real estate investing. I remodel houses for a living and have 100k to begin investing. I intend to do all the renovation work myself on at least the first few deals. I'm trying to decide if I should pursue flipping or rentals and the brrrr strategies.  Most of the information offered in the websites and books I have reviewed is how to use other people's money or how to obtain financing for various investments. However, I have my own capital and I'd like to Review suggestions on the best course of action to take, which direction should I go?? I'm thinking of flipping low income homes, so as not to put all my eggs in one basket, renting them until they sell at the arp value and eventually be able to purchase a rental with only the profits I receive from the flips.. essentially having my original investment money back and operating off of profit . . . feedback?? Thanks very much for your consideration.
