Best niche for a beginner

Hey guys I need some advise. I am having trouble deciding what is the best niche for someone starting out. (Meaning not a lot of money for getting started) I have tried the MLS for about 6 months now. My FHA loan vs cash investors just isn't working out haha. So I'm wanting to start direct mail marketing. With this in mind just how am I gonna be able to help someone out with my low 3.5% down FHA loan. These motivated sellers are gonna want a quick out cash buyer. Sooooo I feel like getting started and getting that first deal is gonna be a challenge. In saying all this who should I aim my direct mail towards? (Niche wise)
