Starting out Wholesaling in Jax

Hey BP, I'm 21 and starting out real estate investing in Jacksonville. I have no clue really what I'm doing. I have been riding around JAX in the northside, west side and soon Arlington area to find what seems to be vacant houses and getting a picture with address. I just purchased a subscription that allows me to put in the address and get the name of the owner and possibly their current address and I will be mailing out letters starting tomorrow. My question is how do I identify an ideal vacant property and how can I gain more leads? I'm a server right now and my goal is to make at least 60,000 on a minimum from wholesale flips this year. I have a guy who is willing to invest if it suits his criteria but I still would like to know more as far as estimating cost to price the house correctly and get the deal going as I should! I would love the feedback, and thanks so much!
