First deal - SFH or SFH with detached guest house?

I would love to house hack, but unfortunately there aren't many duplexes/triplexes in my area, let alone for sale. The closest I could find was a SFH with a detached guest house (<500 sq ft and currently rented). I'm trying to figure out if it would be more beneficial to go that route or just buy a SFH to live in and later rent out when I move on.

Anyone have any experience with a small guest house or any advice?
