1st deal walk through -- advice from ether

Now been on BP for a month-ish, listened to 43 Podcasts ... 2 BP books read...
Looking at 4 plex next to a 17k campus (think college student rental) ... it is not on MLS yet.
I am certain from my research it's a short buy and hold flip having seen the prior purchase price as 40% less than current price and it was bought by REI company in 2015.
What do I look far in my walk through for specifics... it does look well rehabbed cosmetically in pics.. ?
Any good questions to probe the current owner...?
I am waiting for actuals to run the deal which I should get tomorrow... the pro forma #s were (as they seemingly always are) Pie in the sky...
