Financing a deal- please help

BP family,

I am looking to start my investing business. I had everything planned out, found a hard money lender, had mailers ready to get mailed out and had a HELOC in process to use for my down payment to the hard money. The bank (whose name I won't mention) just called me and told me they can not proceed with the HELOC since my credit score toomy a dip after I purchased a vehicle for my wife. (side note- major delays on the bank side and after waiting 60 days thinking it was going to work out, they denied it). So I need help!! I do not have nearly enough cash for a down payment, what are some creative ways to either get some cash or creative ways to get a project financed? I have reached out to a few different lenders to see if they would take second position on the loan to pay for the down payment, but all have said no! trying to keep my head up and learn from this bump in the road!
