Funding to expand rental investment

Hi all, I've had a rental property for 5 years that is very lucrative and am looking to expand to get more properties. My question is, is it a smart idea to take a home equity line out on the first property to be able to buy 2-3 more properties? Are there better options out there to get funding? Thanks! -Jim
