Question - Development

I'm new to the REI world. I have alot of experience from the design side (architecture) and have been involved in a alot of development projects. I plan on leveraging my realtionships with past developers, investors, banks, etc.

I'm looking for input from everyone, especially investors and lenders.

My question is...If I have a development idea, but little cash to put into the deal, can I used my abilities (find a property, run the numbers, design the project and even get the plan through planning/zoning) with this add value to my side "investment"? I'm guessing I could at that point sell the project to someone else if I wanted to.

I want to know what others think.
