Hey everyone if interest rates keep going up if too high refinancing wont work? means the BRRR method wont work anymore?

Are you paying cash for the house and then refinancing? When I did that I was able to use the appraised value (After 6 months). When I borrowed for the purchase and renovated the house, my lender is making me wait a full 12 months to pull money out. I could go with another lender if I want to cash out sooner, but its not helpful in building a relationship with the lender.
