Which option is better?

Option to buy a $25K 2 bedroom 1 bathroom bungalow in the inner city, that rents at $550/mth. 

Or 

Option to buy $250K full duplex each side is 3 bedroom, 2.1 bathroom, 2 car garage, unfinished basement in a decent location. Each side rents for $1250/mth
