Meeting with local investor, good questions to ask?

Hey everybody, I've been lurking around here from some time now trying to read and learn as much as possible. I am pursuing real estate investing and hope to end up doing mostly commercial properties. I've done a little networking here lately and happened to set up lunch tomorrow with a local investor! He owns multiple apartment complexes as far as i know and a property management company. I am planning to write some questions in a notebook and have a Q&A session. Just looking for some insight on what are good questions to ask that may be overlooked? Or questions that some of you wish you had asked/known before you bought your first property, or any property for that matter? I plan to ask the typical, how did you start, why commercial, anything you would change, what would you do if you were in my position. Looking for some beneficial questions that a beginner like myself might not think to ask. Thanks!
