how to find your first rental property

Hello everyone.  I'm brand new to investing and live in the Philadelphia area.  I'm looking to buy my first property by the end of this year.  The type of property I am looking to acquire is a multi family unit (either a duplex, triplex, or a quadplex).  To be honest, I'm lost and a little over whelmed.  How did buying your first property go?  What qualities do you look for in a multi family unit?  How do you truly figure out your market?

@William Plymouth Welcome to Philadelphia investing! Most of my investor buyer clients, that are looking at multifamily properties, tend to look for the ones that need work - so hey can force/create their own value.
