New Property Management Company

Hello All,

I'm currently in the process of starting a Property Managment company in Los Angeles, CA. My partner will be providing the start-up capital+ A year salary to cover me ( $30-$50K). I will be in charge of business development and operations. I was thinking of a 70/30 structure ( 70 going to myself). Is this asking a lot? And how would I structure a preferred return for him as there will be no income starting off? Thank you all.
