Is this a good first deal?

Hello, I am new to the bigger pocket community, and I thought I would ask for any insight on a property I listed below. Bigger pockets has fueled my interest in real estate and my desire to buy a duplex with my wife. I have been looking for a few months, and I came across this deal. Taxes are 3,350.00 rents at 1,100 and 1,200. Would be qualifying for an FHA loan. No significant maintenance or rehab needed immediately. Very good rental market. I've ran the numbers to what I believe is conservative and I am still seeing some good cash flow. Any feedback would be appreciated!
