When choosing to work with a broker/private lender

Hey guys,

I'm currently speaking with a broker around my area, and trying to get a feel for their services, listings, rates and so on. I've only had a brief, preliminary discussion with them, but I thought this would be great time to reach out to the BP community...

What do you look for when deciding to work with a broker/private lender? Is there anything that I should be aware of before going forward with our discussions? 

Any comments on this would be great, I'm relatively new to the game.
