First time driving for $

I spent this past week driving some target neighborhoods in my area. I've compiled a list of 50 or so properties that intrigued me. Over the weekend, I went through organizing the list and researching the property records, owners, etc. There were 5-6 of the properties owned by a single out of town investor. My question is, what would be the best to reach out? I plan on doing repetitive letters to the majority of the properties, but thought it would be best to call him. As an investor, he may be willing to owner carry a property for the continued cash flow. I just want to hear what the BP folks had say based on their experiences. Thank you
