18 years old and trying to buy a triplex

I am a 18 year old trying to buy a triplex in Rochester MN. I plan on living in the one bedroom portion of the house and renting out the 2-2 bedroom portions. I have experience in remodeling buildings and houses with my parents. My question is how do I get financing in buying the house and the money for the remodel. I do have some money saved up but not enough to cover the whole remodel and buying the house expense.
