Looking towards my next move in REI

New to BP,looking to hear some thoughts on your experiences, and looking to determine my next REI move. I currently am going through a cash out refi on my current property (house hack duplex) which I bought almost two years ago for $45k and put $15k in renovations, 95% without contracting out. I will end up with approx 65-70k available after I close. I'm open to both flipping, or investing in multi family property. Thoughts are one of the following: house hack a single family, BRRR a 2-4 family property, or get an FHA for my single family & buy a multi family unit. With the last option, I'd look to buy, renovate, and rent the multi family prior to getting the single family. I have great resources available to me, so at this point, I'd renovate as much as possible by myself, within my abilities of course. Just curious as to your opinions.
