Starting a Real Estate Investment Company

Okay, so I'm seeking advice on starting a rental investments with little capital. I'm a single, 26 years old Program Manager and just bought my first home last March, which I house hacked. I have one permanent renter (full week renter) and one temporary (lives here half weeks). It has worked great at this point and it's definitely helping establish capital for the next purchase. I have a burning desire to get started with rentals but I don't quite have capital to pay 20% on something of quality. The plan is to move into the next purchase, keep the existing behind me, rent it and only have to pay 5% down on the next purchase as long as I make it my primary residence. Not sure if anyone has done this before but I could use advice or tips. Also, I am really looking more into multiplex units lately. Seem to be not than I can afford. Advice?
