Guidance to tapping into home equity with bad credit

Looking for guidance and advice on how to tap into my home equity with a low credit score and derogatory marks on late mortgage payment  (late payments no fault to me, but legally obligated to the loan). I don't believe there is any loan I could apply for, considering I've been declined twice now for a credit card and a home re-fi. Is time really my only option?
