Advice on first time investor friendly lenders

Hello, I am looking to purchase a single family property, either to rent it out or flip it and sell it. I have been researching direct lenders, investment property lenders etc and I am hoping someone can list a few that are friendly to first time investors. I have about $15K saved up and only looking to purchase single family homes under 80K. Thank you for your help!
