How to secure your first deal?

How does the process of securing your first deal work? Do you apply for a mortgage before hand and then look for a potential property your interested in? What happens once the seller agrees to your price, do you then find someone who will finance you? I'm interested in financing my first property with private lending and refinancing a year later with a bank. Thanks
