Real estate agent with 10 years banking and lending experience

I am real estate agent as well as former bank manager with 10 years lending experience. I'm gathering as much info as I can, but am still scared to get started. I know my area well, but still struggle with the fear my deals won't work out. I want to be able to use my good credit and agent license to my advantage, but don't have a lot of $. I'm afraid to trust anyone starting out that I can partner with. I've been listening to the podcasts and I know I can do this. As a banker I also struggle with the idea of starting in debt like the brrrr strategy suggests. Someone help :)
