The Devil is in the details

When working with new investors, I find that often they are focused on how much money they will make or how much cash flow they will have at the end of the month. Obviously, this is why we are all in the business.  However, more often than not, the details are overlooked.  For example, I received a call from an investor asking us to help walk him thru a hearing for a large fine he received for not having a rental property properly registered.  Unfortunately, we were not able to get him any relief for that particular fine, but we did audit his entire portfolio and were able to prevent further fines that were lurking.  You want to know before you go.  If you are investing in a certain area, be aware of the rules, regulations and laws governing real estate in your area.  Here in Baltimore they are not complicated, but can cost you if you don't follow them.  Again, know before you go.
