Confused New Investor, Advice please

So I am looking to buy my first fix and flip. I am a bit low on cash, so I was looking at hard money lenders. However, and here is where I am confused: the property is listed on the MLS, and I talked to the seller's agent and put in a bid for the property. But I also found the property on a hard lender's website saying that a different person owned the contract to the property. The address was the same, but the prices were different. I know that the seller is not very tech savvy. But I am concerned that I may get swindled because of an oversight on the seller's part. Any advice would be greatly appreciated!
