Do you mind if ask you about your experience with Lima One Capital as a hard money lender? Do they require any seasoning? Will they lend to an individual or do you have to go through an LLC?

I have been saving money and want to start a BRRRR investment in the Jacksonville, NC area. The biggest thing holding me back is fear. I have read David Green's books on the BRRRR strategy investing and Long-Distance investing. I have never done an out-of-state investment and worry about the distance and next steps involved. I want to be done with fear holding me back and to take the next step. I know the general parameters of what I am looking for.

I want to purchase a home at around $25-30k with an ARV of $110k that needs less than $50k worth of work. I would like to pay cash for the purchase and then get a loan for the repair value and use the BRRRR method.

Would my next step be finding a real estate agent / investor in the area to help look for a deal like this?  If not, what would be my most important next step for me to take?  I figured the best place to look for help, advice, and guidance would be here, BiggerPockets.  Thank you all for your wisdom and assistance.

I have a house that I am trying to get under contract with the intention of utilizing BRRRR. This house was owned by a lady who passed away, and her three daughters are now co-heirs and owners. I spoke with all 3 sisters in person back in June and all were on board with selling. They had to file certain paperwork with the courts regarding their heirship and ownership of the house, and they have done so. In the time that has passed while they were filing the required paperwork, one of the sisters has since changed her mind about wanting to sell the home; however, both of the other sisters say she does want to sell and that sometimes she is not always in her right mind. Is this deal still worth pursuing or should I move on and look for the next deal? Any advice or recommendations would be greatly appreciated! Thank you!

I have a motivated seller, he is very eager to sell his house.  However, it is an inherited house and there were liens taken against the house back in the day.  The amount that needs to be repaid for everything is more than what he is asking for the house.  

Amount Owed - $18.6k

Asking - $17k

Repairs needed - $60k

ARV - $115-120k

I do not know how to tackle this.  I would love any and all advice I can get.

I am waiting to hear back from my attorney, but I would like to know the opinion of some of the seasoned investors on this site.

Long story short, this home owner inherited the house that he wants to sell. He is out of state and currently owes a couple of years worth of back taxes.  He couldn't pay it before, so I doubt he would be able to pony up the money now.

The house is in a good location and needs a moderate amount of repairs, the numbers are positive. My question is: Is this a deal worth pursuing despite the back taxes?  And what can be done about the back taxes?

I am looking to move to western North Carolina area, preferably around the Asheville region, but definitely close to the mountains. Any suggestions for areas or towns around there that are good for a fix and flip investor?
