How to Estimate the ARV

What is the general rule for estimating how much more your property will be worth after repairs and upgrades? Is this simply a case by case basis, or for example if I was to put $10k into upgrades, should one expect the value of the home to increase by roughly $20k? Is there a professional who helps you determine the ARV?

Rob Halpert definitely don't assume if you put 10k into a house you'll get 20k back. It is case by case. Also depends on what 10k gets you. If you are using some retail contractor or your brother you are just as likely to put 10k into to get back 2k.

If you aren't an agent you can use zillow and other websites to search SOLD listings in your neighborhood with as close to room count and finishes to yours as possible. Don't use the zestimate or tax value. Those are garbage.

Still it's a bit of guess though. You still need a human to want to buy your house in that area. I've had houses sell for both less and more than my agent and I thought.
