Financing an acquisition for rental portfolio

I'm looking at buying a condo to add to my rental portfolio, and would like to make a cash offer.  The purchase price would be around 50k.  I have a good balance sheet and good income, but I don't have the 50k liquid to actually pay cash for this property. My plan would be to finance it after acquiring it.  What are my options? either through banks or non-traditional lenders?
