How do I buy a Probate house?

Hi everyone,

I have been sending out condolence cards to probate leads and I had a call back yesterday. 

The husband of the deceased was the caller and he is interested on selling, but the house is in his late wife a name, he hasn't actually filed for probate yet, so how would the process happen for me to buy the property before the title is in his name?

Someone, anyone with experience please explain buying a house in this circumstance, describe it in baby steps, every little detail.

How do I make the offer and if accepted what actions do I and the husband need to take at that point?

Also, do I actually need to go in front of a judge myself and will I need to show proof of funds in court?

Any help, advice, shared experience would be greatly appreciated.
