My Goal is to Invest in a Duplex

Hi!

My goal is really start investing this year or a least really be on that path.  I have been seeking some mentors and guidance here locally here in Colorado.  I have also been doing some research here as well.  

I would like to inquire what was the biggest obstacle to overcome in investing?  Also, should I be considering other things prior to looking at properties?
