Have you heard of "Bird Dog" Deal?!

I am trying to acquire a 2-family property. I put in a cash offer which was rejected. I put in a higher offer with financing which was rejected. Their counter was that I could offer a lower amount, enough to pay off their first mortgage, then pay the seller cash on the side. Sounds beyond fishy to me. 

Has anyone ever heard of this? Any advice? Thanks!
