How to structure my first deal at no or low money down

I am looking into a multi -family as my 1st investment property,  2 Commercial  on ground floor and opportunity of fixing up the 2nd & 3rd Floor to 10 apartments.

Purchase price would be $350k and I would need to put in for rehab roughly around $300k.

Can someone advise how to structure the deal with owner financing for the 1st year until finishing construction and refinancing.

I do have access of  funds to handle the construction costs.
