I've made it a couple steps down the path.
So this post has no questions or real meaning other than to chronicle my journey so far. Feel free post whatever you like on it be advice or whatever.
Six months ago my net worth was negative $50000. I started out learning about investing and real estate and I fell into a seemingly never ending hole of Bigger Pockets podcasts. One of the first few themes I picked up on was rich dad poor dad so I purchased the audio book and listened to it once. Then I listened to it again and then made my wife listen to it. We talked about it and she decided she was in. We decided to look at what we had and where we were. We lived in a home that belonged to her parents that we took out a $20k unsecured loan on to fix it up (hence $50k negative net worth with student loans, car loans and credit card debt.) we decided if we could convince her parents to give us the home in our names our net worth would be greater and we could use the equity in a paid off home to take out a loan and start investing after we paid off all of our debt. This was before I knew about gift taxes... so I worked on a amazing business plan to take to my father in law to convince him this would be a sound investment. And it worked! Until he told me there is an insane gift tax on gifting property in a large chunk like that. I was defeated so I asked a question on BiggerPockets if there was another way, and by the wise advice of some CPA's on here and by the advice of my local CPA they renewed my spirit with the use of estate taxes! So with that out of the way I have been slowly building steam. Now with the loan finally on the horizon of being done I have analyzed every 1-3 bedroom 1-2 bath home in my town, and I have walked through a few of them with realtors. I'm so close to my first deal I can taste it!!! Heres to hoping I have my first deal by Christmas!
