Sacramento, Stockton buy and hold first timer

Hello everyone!

I am Oscar from the Bay Area I am venturing into real estate! 

I am working on funding my first rental investment. It seems that my range will be between $110,000 to $140,000. For the Bay Area standards, 140k will not buy me anything; which is why I'm looking towards Sacramento and Stockton (somewhere I can drive to). I will appreciate any insights, suggestions, and any realtor that is will to work with a rookie. I am putting 15% down. 

Single homes or hopefully a duplex will be ideal! whatever leaves the most cash on cash return. 

Note: My partner and I own a rental in Del Paso Heights Sacramento. I do not care of heading separate ways as we will have these properties manage. 

By the way, I am eager to learn the trade. So, if there anything I can help with around the area please let me know. I am open on Sunday, Monday and Tuesday. I am 26 so I am able to do some labor.
